    Up-Front Selling Costs Vs Costs Paid at Closing

    Why can't home stagers accept payment at closing? Why does the painter insist on being paid at the time of service?

    I've recently been asked this question, and of course, we all know the answer. "That is because the house may not close. If that happens, then how will they get paid?"

    The argument back to the service provider goes something like this:

    "Well, the termite inspector and closing attorney waits until closing to get paid. It's not unusual for the home appraiser, the home inspector, and the repair company hired to correct the homes flaws found in the inspection to be paid out of funds from the closing. Why not the the other service providers, such as the home stager?"

    If you, as a home seller, are confused about this; here is a good rule of thumb to follow:

    When you go to put your home on the market, certain preparation must be done. Preparation may include (but is not limited to):

    • Pressure washing your driveway and sidewalks

    • Lawn and garden maintenance

    • Fresh paint for the interior

    • Fresh paint for the exterior

    • Carpet cleaning

    • Wood Floor refinishing

    • New Carpet

    • Handy Man for obvious minor repairs

    • A Professional Photographer for a virtual tour

    • A Print Ad in the Local Real Estate Book

    • Professional Detailed Home Cleaning

    • Home Staging / Re-design Services



    What does the pressure washing service, the lawn maintenance company, the Interior painter, the exterior painter, carpet cleaning, flooring contractor, handy man, professional photographer, the local real estate book company, the residential cleaning company and the professional home stager all have in common?

    Their service are employed prior to the home going under contract. Therefore, their services are paid for at the time they are rendered.

    Other services, such as the appraiser, home inspector, termite inspector, closing attorney, and repair contractor are generally employed after the home is under contract. And that is the circumstance where they may wait to be paid at the time of closing through your proceeds of the sale.
